Top location for hotels and office buildings
With the project PRATER GLACIS, IG Immobilien has continued its dedicated work in Vienna’s 2nd district. Three new properties with different uses have been erected on Perspektivstrasse 4-10, 1020 Vienna, all under the umbrella brand of PRATER GLACIS. The three properties, united under this one project name, are characteristic of the modern urban development.
The 9,500 m² plot on Perspektivstrasse was previously used as a carpark. Now, it is home to hotel concepts Hampton by Hilton, Superbude and ZOKU. In addition, there is a virtually energy-self-sufficient office building, which is already being used by Vienna University of Economics and Business. And there is still sufficient parking space available.

The area around the Prater boasts a central location, easy access to public transport as well as comprehensive local amenities and nearby areas for leisure activities. As a result, Perspektivstrasse has developed into a much sought-after location for hotels and office buildings.
In February 2021, Austria’s first Hampton by Hilton opened on Perspektivstrasse 10. The L-shaped hotel complex covering roughly 1,150 m² comprises 192 rooms split into three categories, which differ mainly in bed size. Family rooms are also available. The Hampton by Hilton Vienna Messe is aimed at business guests, congress and trade fair visitors, holiday makers and city travellers. Included in the rate of the room is a hot breakfast, and snacks are available at the in-house bar around the clock. Free WiFi, gym, 24/7 business centre and an underground car park complete the offer. The hotel is run by tristar Austria GmbH as a franchisee of Hilton Worldwide.
In June 2021, Superbude and ZOKU opened on Perspektivstrasse 6-8. Superbude is the brainchild of a Hamburg-based company. It is halfway between a hotel and a hostel and stands out due to its young, exciting concept. Superbude Wien Prater features 178 rooms, the breakfast restaurant BRENNER and the rooftop restaurant NENI.
With its home office hybrid concept, the Dutch company ZOKU offers a relaxed place to live, work and socialise with like-minded people while you settle in a new city. ZOKU Vienna has 131 lofts, divided into four different room types. The heart of any ZOKU loft is a table for four people – ideal for concentrated work, a cosy dinner or for inviting a few friends and spending time together.
In October 2020, Vienna University of Economics and Business (WU) moved into the almost energy-self-sufficient office building on Perspektivstrasse 4. The university mainly uses the 4,300 m² of rental space for offices for general and scientific staff. In addition to the proximity to the existing university campus on Prater, the university was drawn to the offer by the fact that they would have a say in the planning of the building.
