With an object yield of 8.2 per cent in Austria and 7.2 per cent in the multinational fund, the full-service provider IG Immobilien yet again raises the bar in the independent benchmark comparison conducted by the IPD (International Property Database). In 2017, the performance of IG Immobilien was again clearly above the industry average with 1.9 per cent for its Austrian and 0.6 per cent for its international real estate projects. This success is based on the strategic optimisation of the distribution of yields and risks, targeted investments in the portfolio properties and the ongoing expansion of the portfolio.

Portfolio of properties stands out in benchmark ranking

With 39 properties in Austria and abroad (Austria: 72.4 per cent; abroad: 27.6 per cent) and approx. 220,000 m² of rentable space, the market value of the IG Immobilien portfolio once again increased significantly in 2017, amounting to a value of approx. 770 million euros by the end of the year. With an 8.2 per cent return on its Austrian projects and 7.2 per cent on its international projects, IG Immobilien is well above the average IPD benchmark. The 10-year comparison shows the sustainable approach of this development: IG properties are distinctly above the average benchmark: nationally by 1.4 per cent and internationally by 1.9 per cent. Having repeatedly received full marks for their business, the IG Immobilien managers Hermann Klein and Karin Assem-Honsik know they are on to a winning strategy: “We are proud that our portfolio was once again such a success in 2017. Our strategy is based on investment and yield. We don’t focus on short-term or speculative successes, but on our portfolio and on creating real value. For years now, this sustainable approach has kept us at a very high level in the yield comparison.”

IG Immobilien controls a balanced mix consisting of: 26.2 per cent office space, 19.2 per cent shopping centres, 19.1 per cent residential space, 13.7 per cent commercial space (logistics), 10.8 per cent other commercial space and 9.7 per cent hotels. The portfolio is constantly being expanded with new and promising properties. Take, for example, the “Prater Glacis” project: from autumn 2018, new properties will be erected on a 9,500 m² site on Perspektivstrasse, near Vienna’s Prater. The plans include a hotel, a hostel with apartments and a state-of-the-art office building. This IG Immobilien project will become another substantial building block of the modern, urban district in Leopoldstadt.
