Office spaces Prater Glacis
With our new Prater Glacis project, we are continuing our dedicated work in Vienna’s 2nd district. Three new properties with different uses are currently under construction on Perspektivstraße 4, 1020 Vienna, all under the umbrella brand of “Prater Glacis”. The three properties, united under this one project name, are characteristic of the modern urban development.
Building unit C is up for rent – a practically energy-self-sufficient office building with a total floorspace of almost 4,000 m², 6 storeys and generous open spaces.
The modern office building with wooden facade and photovoltaic system on the roof – designed by architects Franz & Sue – combines sustainability and a contemporary workspace concept consisting of open-plan work areas and smaller office units. For us as constructors, long-term sustainability was especially important for this build. The energy needs of the building are to be almost completely met by the on-site photovoltaic system. In addition, the highly insulating wooden building shell will ensure a significantly reduced need for heating in winter.
The early project status allows future tenants to have a say when it comes to deciding on the interior design of the office spaces.

The tenants for building units A and B are already fixed: Vienna’s Leopoldstadt is expanding its range of hotels with three new and international concepts. So, the future office tenants and employees will have great neighbours and will also be able to indulge in the culinary offers at the hotels.
Austria’s first Hampton by Hilton will move into building unit A. The L-shaped hotel complex covering roughly 1,150 m² will include standard and accessible deluxe rooms. With a hotel bar, a breakfast restaurant, attractive fitness offers and several business zones, the new Hampton by Hilton Vienna Messe is set to meet the needs of business travellers and tourists alike.The hotel will be run by tristar Austria GmbH as a franchisee of Hilton Worldwide.
We were able to win over Superbude and ZOKU for building unit B.
Superbude is a Hamburg-based company that currently runs two hotels in its Hanseatic home town. With a young and exciting concept, positioned in the colourful niche between hotel and hostel, Superbude has now found its first international location in Vienna’s Leopoldstadt. It will feature 178 rooms, the breakfast restaurant BRENNER and a rooftop restaurant. But Superbude would also like to thrill the locals of Leopoldstadt with culinary and cultural delights.
With its innovative concept – half way between living and working – the Dutch company ZOKU offers a temporary home from home, which is especially attractive to travelling business people. Vienna will be home to the second branch of the currently internationally expanding hotel chain – the first one is located on Weesperstraat in Amsterdam. ZOKU could be defined as a fundamentally reinvented apartment hotel concept. Here, those who want to live and work in the city for a limited period of time will find a relaxed atmosphere with many like-minded people.
